Sellers! 2 Ways to get Your Home Sold!

In Todays Market, the ultimate success formula for sellers is price and appearance.

1.  With home prices being lower than they were the last two years, the sellers biggest advantage over the competition will be to price as aggressively as possible.  While this may not seem to be in the sellers best interest, they will make up for it on their next real estate purchase.  What you will lose on one end, you will save on the other end.  And, if the Tax Rebate program that gets passed includes current owners, you may come out ahead of the game.

2.  The Second critical point for sellers, is to make their home the most attractive in their price range as far as appearance.  Staging your home does not always cost a lot of money.  Sometimes, cleaning up, uncluttering, and just repositioning furniture will greatly enhance the sale of your home.  Give us a call for some good ideas!

Janesville, Wisconsin - Have We Turned the Corner?

Janesville, Wisconsin and Rock County have been hit hard by the Recession.  The local economy not only reflects the national financial trends, but was additionally affected by the closing of the local General Motors Plant, as well as several other plant closings.

But, the 20 day period from November 1, 2009 to November 20, 2009 has shown marked improvement in Single Family Residential Sales.

1.  Single Family Sales have been more than double in 2009 versus 2008.

2.  There were approximately 39 sales in 2009 versus 19 for 2008.

3.  Average Sale Prices actually increased from $123,015 in 2008 to approximately $130,626 in 2009.

4.  Finally, even the days on the market improved from 99 last year to 71 this year.

This is the most positive change we have seen in a long time.

Could we have possibly turned the corner?  It might just indicate that prices have bottomed out and are on the Rise!

HomeSellers will benefit Ways!!!

1.  The First Time Homebuyers Tax Credit of $8,000 has been extended to April 30, 2010.  The income limits have increased and they can buy a home up to $800,000 under the program.  SELLERS YOU JUST GOT MORE QUALIFIED FIRST TIME BUYERS FOR THE HOME YOU ARE TRYING TO SELL!

2.  HomeSellers, you now have a Tax Credit of $6,500 on the purchase of your next home.  Just need to have income of not more than $125,000 per year if you are single or $225,000 if married.  You can also purchase your next home for up to $800,000.  However, you must have used the home sold or being sold as a principal residence consecutively for 5 of the previous 8 years. Wow, this helps make up for some of the downturn in prices we have experienced the last two years.

3.  Sellers you can either move up in price or down in price! AND INTEREST RATES ARE STILL TERRIFIC!

Wonderful News for Homebuyers!

Congress has approved legislation to extend the First Time HomeBuyer's Tax Credit.

The $8,000 Tax Credit for First Time Homebuyers has been extended to April 30, 2010 for sales contracts and they must close by June 30, 2010.

Income limits are increased to $125,000 for single taxpayers and $225,000 for married couples.

Additionally, the program is expanded to include existing home owners, if they have been residing in their primary residence for five consecutive years out of the last eight.  Their maximum credit would be $6,500.

The bill is waiting for the President's signature.  More details to follow after the President signs the bill into law.
